In Antananarivo, real estate prices and household resources often hinder access to property ownership. Financing solutions can help some individuals realize their projects.
Becoming a homeowner remains a goal for many households. However, between purchasing land, construction, and development, gathering the necessary funds can prove difficult. Credit allows these expenses to be spread over several years.
In this context, Sipem Banque and the real estate developer Maison & Tradition announced their collaboration on September 29 in Antananarivo regarding a residential program located in Ilafy. Solidis is also participating in the scheme by providing guarantees for real estate financing.
The project includes homes of 144 and 169 square meters, built on plots of approximately 500 square meters. It is part of the expansion of residential areas around the capital.
The ‘Tranosoa’ real estate loan can finance the acquisition or construction of a home. Depending on the conditions applicable to each file, loans can be repaid over ten to fifteen years. Eligible households can thus spread out the cost of their project.
However, access to property depends on several factors: household income and debt capacity, the cost of materials, and the availability of land. Credit can facilitate a purchase, but its approval remains linked to the financial situation of each applicant.
By combining a real estate offer, financing, and a guarantee, the partners seek to simplify certain stages of property acquisition. The impact of this mechanism will depend on its ability to meet the needs and means of households.
